Entrata Pro AI Release Raises Stakes for EliseAI's Moat
What Entrata shipped
Entrata's October product release brings Entrata Pro into the Entrata operating system. Entrata Pro is an AI tier that the multifamily software company first showed at its Summit 2026 event in September. 3 The release bundles more than 300 features. 3 Several of them reach into back-office work that AI leasing assistants have mostly left alone. They include tools that check lease files against the charges actually billed, tie multi-year forecasts to the general ledger, and keep leasing and maintenance conversations attached to the lease, the ledger, and the resident record. 23
Pro has two main parts. ELI Console answers questions using company data, cites where its answers come from, and limits responses to what each user is allowed to see. It also shows a daily queue of decisions tied to the operator's established procedures. 2 Agent Studio lets operators build agents around their own standard operating procedures, brand voice, and approval rules, then assign those agents work across operations and the resident experience. 2 Pro sits alongside Entrata Core, the existing tier, which Entrata says will keep getting new functionality. 3
Catherine Wong, Entrata's COO and CPO, explained the strategy plainly. Entrata already holds the lease, the ledger, and the resident record, so building AI into the operating system lets that context travel with the work. 2
Part of a longer push
This release is not a sudden turn. In March 2026, Entrata said more than 100 operational workflows now run as AI agents on its platform. Those workflows cover leasing, maintenance, accounting, payments, and resident operations. 1 It also introduced OXP Studio at the time, a workspace for activating agents, monitoring them, and keeping them within governance requirements. 1 October's Agent Studio appears to continue that governance-focused approach under the Pro label. The public materials do not spell out exactly how the two tools relate.
Entrata's main full-suite rival is on a similar path. AppFolio rolled out Realm-X agentic workflows in mid-2025, including the Realm-X Leasing Performer and Maintenance Performer introduced on June 11 of that year. 14 AppFolio now says 98% of its customers use at least one AI-native capability. 1
Demand appears to be keeping pace. AppFolio's benchmark research found AI use among property managers rose from 21% to 34% in a single year. 1 A February 2026 follow-up survey of 1,617 professionals found that firms with broad AI adoption expected 31% portfolio growth in 2026, compared with 12% for firms that had not yet adopted it. 1 Those are expectations rather than results, and they come from a vendor with a stake in the outcome. Still, they show why platform companies are racing to own the AI layer.
Why EliseAI should be paying attention
EliseAI is the clearest case of the opposite model. It sells AI modules that sit on top of a property management system rather than replacing one. Those modules include LeasingAI, ResidentAI, EliseCRM, and VoiceAI, each quoted separately. 4 Its job is to answer prospects and residents, book tours, and route requests into the system of record that holds the ledger and leases. 4 Buying a full platform and buying an AI layer are different decisions, and EliseAI has done well in that gap. 4
Investors have rewarded that position, but with limits. EliseAI's Series F valued it at $4 billion. That works out to about 20 times its $200 million-plus in annual recurring revenue, below the 30 to 35 times many AI-native peers receive. 5 One analysis points to the most obvious risk to EliseAI's switching-cost argument. AppFolio and Entrata, the platforms its customers already use, are building their own AI leasing and automation tools directly into those same accounts. Over time, that could wear down the deep integration EliseAI points to as its moat. 5
The read
Entrata's October release makes that threat more concrete. A leasing chatbot is fairly easy for an incumbent to copy. Lease-to-charge audits and ledger-linked forecasting are harder for an AI-layer vendor to match, because they depend on owning the financial record. Entrata Pro is built to show that context, permissions, and governance work better when the AI and the data share the same system. 2
That does not settle the contest. EliseAI is valued on proven usage, and operators who run several systems may still prefer one specialized layer across all of them. The new tier also puts Entrata's best AI behind a separate Pro package. That gives buyers a price comparison against EliseAI's modules rather than a free bundle.
The broader direction is clear, though. As incumbents turn AI into a standard part of the operating system, standalone AI vendors will have to prove they offer something the system of record cannot, beyond simply getting there first.
