EliseAI funding round closes at $4B, topping reported $3.7B talks
From reported talks to a closed round
In mid-August, reports said EliseAI, the New York company that sells AI assistants to landlords and medical practices, was negotiating a new funding round at a $3.7 billion valuation. Six weeks later, the round closed at a higher price than that. Business Insider broke the August story. Citing people familiar with the deal, it reported that the company was discussing about $300 million in new financing and that Andreessen Horowitz and Bessemer Venture Partners were in talks to lead1. The outlet said the terms were not final and could change, and none of the three parties commented110.
The terms did change, and they changed in EliseAI's favor. On September 30, EliseAI announced a $350 million round at a $4 billion valuation, co-led by a16z and Bessemer5. Ontario Teachers' Pension Plan joined as a new investor. Sapphire Ventures and Navitas Capital invested again5. CEO Minna Song said all of the money went to the company itself, with no existing shareholders selling stock in the deal5. Bessemer partner Sameer Dholakia joined the board5. A funding tracker lists the deal as a Series F and puts EliseAI's total equity raised at about $742 million across seven rounds7.
Outlets that covered the August report agreed on the basic facts: the $3.7 billion figure, roughly $300 million in new money, and a16z and Bessemer as likely leads23910. Things that were described as possible in August are now confirmed. The final round was larger in both dollars raised and valuation57.
The valuation curve
The price of each EliseAI round has risen sharply in a short time. A $75 million Series D in August 2024, led by Sapphire, made the company a unicorn at just over $1 billion719. One year later, a $250 million Series E led by a16z valued it at more than $2.2 billion. Reuters described that as roughly double the previous year's figure16. If the round had closed at the reported $3.7 billion, the increase over the Series E would have been about 68%46. At $4 billion, the step-up is about 1.8 times, after a gap of roughly 13 months7.
Revenue growth helps explain the pricing. EliseAI said it passed $100 million in annual recurring revenue in early 202513. In June 2026 it said ARR had passed $200 million and that revenue had doubled year over year for five years in a row513. By one calculation, the $4 billion price comes to about 20 times ARR at most. Because the revenue figure is from June, the actual multiple is probably lower now5. One analysis said that multiple looks more like a typical software valuation than the prices paid for frontier AI labs or for newer AI startups that became unicorns within months of launching7. EliseAI took seven years to reach a $1 billion valuation7.
That point matters for understanding this round. For private AI companies, valuations of 50 or 100 times revenue have become common. Twenty times revenue for a company that has doubled sales five years running is expensive, but it can be justified with standard software math. In my reading, the investors are paying for growth that EliseAI has already shown, more than for growth it might achieve later.
Why investors keep paying for the unglamorous
Business Insider summed up the pitch this way: the newest multibillion-dollar AI startup doesn't write code or make images, it answers tenants on behalf of their landlord1. EliseAI's software replies to prospective renters by text, email and phone. It also books apartment tours and logs maintenance requests6. Over time the company has added AI-guided tours, lease audits, a fee transparency suite and a maintenance app13. Its healthcare products cover patient scheduling, intake, prior authorizations and call-center work. The company says those tools can reduce administrative overhead by as much as 25%13.
The coverage agrees on the main argument for the company: it is a vertical AI business, meaning it builds deeply for a single industry instead of offering a general-purpose tool. When the Series E closed, Reuters described investor appetite for exactly this kind of company16. Dealroom called the 2026 round a sign that investors want AI "built for one industry at a time," and said such companies are now getting valuations that used to go only to broad platforms2. a16z partner Alex Immerman has explained the difference this way: a vertical product follows a customer request through every step needed to resolve it, including vendor coordination, scheduling and compliance16. Bessemer calls EliseAI a vertical operations company, not a chatbot vendor. It points out that EliseAI fine-tunes open-source models and runs its own voice pipeline instead of reselling another company's product7.
The company's position in housing supports that argument. Early investors included AvalonBay and Equity Residential, two of the largest U.S. apartment REITs, and both used the software in their buildings. Named customers now include Greystar, the country's largest apartment manager7. EliseAI says it serves more than 600 owners and operators, including 75% of the National Multifamily Housing Council's top 5013. It also built the AI leasing assistant inside Zillow Rentals listings1316.
Healthcare is what expands the company's potential market. EliseAI began selling to medical practices after starting in housing. Reuters puts the start of that work in 2022, while another account places it in 2023164. Most revenue still comes from real estate, but the company says healthcare is growing fast16. One analysis said the healthcare move doubled EliseAI's addressable market without much change to the product, because software that books apartment tours is technically close to software that books patient appointments10. I think this second market is a bigger reason for the $4 billion price than further gains in apartments.
Where the reporting diverges
Several numbers differ from one outlet to another. On market share in housing, a16z said at the Series E that EliseAI powered 10% of the U.S. apartment market13. Reuters and AlleyWatch put it closer to one in eight apartments, or about 12%1620. Headcount figures also vary. The company said it had more than 300 employees at the Series E13. One investor-community profile put the number at about 6004. That gap may be partly about timing, since the company planned to double its staff within a year16.
Some summaries also mixed up who led which round. One profile said Sapphire led the Series E4. Reuters, the company's own announcement and funding databases all say a16z led it161319. Accounts of the early rounds are inconsistent too. One database lists a $23.5 million Series B19, while another profile says the Series B was $35 million4. None of these differences changes the overall direction of the story, but readers should treat the less-documented figures with some caution.
The bigger disagreement is about what the round says about the market overall. Some outlets described the August talks as one more example of strong, sustained investor demand for AI companies29. Others said EliseAI was gaining $1.5 billion in paper value in a year while many AI startups were struggling to raise money at all610. The Next Web suggested two possible readings: EliseAI is either an outlier or a sign of where investors think durable revenue is10.
I favor the second reading. Investors are not cutting back on AI in general. They are concentrating money in companies that can show large recurring revenue. EliseAI's ability to raise more than it reportedly sought, and at a higher price, points to the kind of company investors are competing for, not to easy funding for every AI startup.
What the money buys, and what to watch
EliseAI has said its funding goes mainly to people and product. It has not reported any acquisitions7. The company has been hiring for engineering, AI research and go-to-market roles across offices in New York, San Francisco, Boston and Chicago1320. Earlier this year it signed a 10-year lease for 109,000 square feet at 401 Fifth Avenue in Midtown Manhattan3. a16z has also mentioned international expansion as a future opportunity13.
Three things will show whether the $4 billion price holds up. The first is whether revenue keeps doubling now that the base has passed $200 million, which is much harder at that size. The second is whether healthcare can become a large share of revenue, not just a growth story attached to the housing business. The third is whether owning the workflow and the voice infrastructure protects EliseAI as general-purpose models get cheaper and more capable. EliseAI is still private and has not filed for an IPO7.
The August report described a company negotiating at $3.7 billion. The September close showed that investors, led by a16z and Bessemer, were willing to pay more. For AI venture funding generally, the lesson is that investors are rewarding automation of routine business work with proven revenue, and they are not giving the same treatment to every company that calls itself AI.
